This policy explains what information BespokeBnB collects through bespokebnb.com and our booking site, how we use it and the choices you have. BespokeBnB is a small, family-run company that operates vacation homes in North Lake Tahoe, the Smoky Mountains and Denver.
Contact form. When you contact us through our website, we receive your name and email address, and, if you choose to provide them, your phone number, the home you’re interested in, your travel dates and your message.
Bookings. When you book through our booking site (book.bespokebnb.com), you provide details such as your name, email address, phone number, billing address, number of guests, any special requests and your payment details.
Messages. We keep the emails, text messages and other messages you send us before, during and after a stay.
Like most websites, our website and booking site receive basic technical information when you visit, such as your IP address, browser type and the pages you view.
Our website uses Google reCAPTCHA to help protect it from spam and abuse. reCAPTCHA collects device and usage information, which Google processes under its own privacy policy and terms.
Cookies. Our website uses cookies and similar technologies that it needs to work, such as keeping the site secure and protecting forms from spam. Our booking site shows its own cookie notice and lets you choose which optional cookies to allow.
Analytics. We do not currently use analytics or advertising cookies on bespokebnb.com. If we add analytics in the future, we will update this policy first.
We use your information to respond to your questions; to process and manage bookings, payments, changes and refunds; to send booking confirmations, check-in instructions and messages about your stay; to look after our homes and our guests, including enforcing house rules and local short-term rental requirements; and to meet our legal, tax and accounting obligations.
We send offers and updates only if you have chosen to receive them.
Our booking site is powered by Hostaway, a vacation-rental software platform that processes booking information on our behalf. Payments are processed by Stripe. We do not see or store your full card number. Hostaway and Stripe handle your information under their own privacy policies.
We share information only as needed to run our business and look after your stay: with the service providers who help us operate (such as our booking platform, payment processor, email and messaging providers and website host), with the people who help us prepare and care for the homes, and with authorities when the law requires it, for example under local short-term rental or tax rules.
We do not sell your personal information. We will never share or sell your mobile phone number or text-message consent with third parties, affiliates or partners for their marketing.
We email you about your booking and stay. If you opt in, for example by ticking “Send me exclusive offers & promotions” at checkout, we may also send occasional offers and updates. To unsubscribe, use the link in the email or write to hello@bespokebnb.com with the subject line “Unsubscribe.”
With your explicit consent, we send text messages related to your stay, such as booking confirmations, check-in and check-out details and stay-related support. If you work with us as a vendor or service provider, we may also text you about scheduling, scope-of-work approval, property access codes, job status updates and related photos. Message frequency varies with your reservation or project activity. Message and data rates may apply. Consent to receive text messages is not a condition of any purchase or service agreement, and we will never share or sell your mobile phone number or consent details with third parties, affiliates or partners.

Our homes have exterior security cameras only, which are disclosed on each home’s page. Some homes also have noise monitors that measure sound levels only. We use these to help protect the homes and our guests, and to look into damage, safety issues or breaches of house rules such as occupancy limits.
We keep booking and payment records for as long as we need them to provide our services and to meet legal, tax and accounting requirements. We keep contact-form messages for as long as we need them to reply and follow up.
We use reasonable measures to protect the information we hold. Our website and booking site use encrypted connections (HTTPS), and card payments are handled by Stripe. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Our website is not directed to children under 13, and we do not knowingly collect personal information from them.
You can ask us to see, correct or delete the personal information we hold about you, or to stop marketing emails, by writing to hello@bespokebnb.com. Depending on where you live, you may have additional rights under applicable privacy laws, and we will respond to requests as those laws require. We may need to keep some information to meet legal, tax or accounting requirements.
California residents. We do not sell personal information or share it for cross-context behavioral advertising. If California privacy laws apply to your information, you may request access to or deletion of it by writing to hello@bespokebnb.com. Our website does not currently respond to browser “Do Not Track” signals.
We may update this policy from time to time. The date at the top shows when it last changed.
