These terms cover your use of bespokebnb.com (Part 1) and the policies that apply when you book and stay at one of our homes (Part 2).
About this website. bespokebnb.com is operated by BespokeBnB. By using it, you agree to these terms.
Information on this site. We work to keep descriptions, photos and amenity details accurate, but details can change. Availability, prices, fees and taxes are set on our booking site, and the price shown at checkout before you pay is the price that applies to your booking.
Our booking site. Bookings are made through book.bespokebnb.com, which is powered by Hostaway. Payments are processed by Stripe.
Content. The text and photographs on this site belong to BespokeBnB or are used with permission. Please don’t copy or reuse them without asking us first.
Changes. We may update these terms from time to time. The date at the top shows when they last changed.
These policies apply to every booking at our homes, together with your booking confirmation and the house rules for your home.
Your total is itemized at checkout before you pay. It includes the nightly rate, a cleaning fee, applicable taxes and a 1% booking fee (shown at checkout as “Guest channel fee”). Extra-guest fees apply above 12 guests at Pinecrest Retreat and The Pinewood, and above 14 guests at The Sparrow. Dog fees apply only when you bring a dog. The amount due and the payment schedule for your reservation are shown during booking.
Pinecrest Retreat, The Pinewood and The Sparrow: full refund if you cancel at least 30 days before arrival; 50% refund if you cancel at least 14 days before arrival.
The Timberline: full refund if you cancel at least 14 days before arrival; 50% refund if you cancel at least 7 days before arrival.
The terms for your dates are shown at checkout before you pay.
A refundable security deposit and/or payment-card authorization may be required where disclosed during booking. The applicable amount and process are shown as part of your reservation.
Check-in is from 4:00 PM and check-out is by 10:00 AM. Early check-in and late checkout may be available, subject to availability, for $50 per hour, up to 3 hours, and must be arranged with us in advance.
Pinecrest Retreat and The Pinewood: up to 14 guests. Placer County limits guests aged 12 and over to 12 overnight and 18 during the day; children under 12 are not counted.
The Sparrow: up to 17 guests.
The Timberline: up to 14 guests, with a maximum of 12 adults.
The number of guests on your booking must include everyone staying. Guests must stay within each home’s occupancy limits and any limits set by local regulations.
Pinecrest Retreat and The Pinewood do not allow pets. The Sparrow and The Timberline welcome up to 2 dogs for $125 per dog; at The Sparrow, each dog must be 50 lbs or under. Dogs only. Please tell us about your dog when you book.
Parties and events are not permitted at any of our homes.
Quiet hours: 9:00 PM to 8:00 AM at Pinecrest Retreat and The Pinewood, as set by Placer County, with no outdoor speakers at any time; 10:00 PM to 8:00 AM at The Sparrow; 9:00 PM to 8:00 AM at The Timberline.
No smoking or vaping inside any of our homes. At Pinecrest Retreat, smoking and vaping are not allowed anywhere on the property.
Pinecrest Retreat: 4 vehicles on site (2 in the garage, 2 in the driveway); no street parking. The Pinewood: 4 vehicles on site; no street parking. The Sparrow: up to 5 vehicles on site. The Timberline: 2 vehicles in the driveway, with additional street parking available.
At Pinecrest Retreat and The Pinewood, wood fires and charcoal are not permitted outdoors.
The Sparrow’s heated saltwater pool is typically open from early May through late October, weather permitting. Hot tubs are available year-round. At the Tahoe homes, outdoor areas, including the hot tub, must be kept quiet during quiet hours.
Our homes have exterior security cameras only. Pinecrest Retreat: driveway, front door and rear sliding doors, plus noise monitors (sound levels only) indoors and on the deck. The Pinewood: entry and driveway. The Sparrow: entry and driveway, plus a noise monitor (sound levels only) in the living room area. The Timberline: one camera at the entry, facing outside.
Please treat each home with care and leave it as you found it. The guest who makes the booking is responsible for everyone in their group and for the group following these policies and each home’s house rules.
